With the recent hail storms you have a chance to update your roof, but before you make a decision on your roofing contractor, please ask them these few questions.

 

Are you removing all old layers of tar paper? 

This is the #1 shortcut roofing contractors use.  They just place new tar paper over old layers of tar paper and they give you an explanation on why it’s okay to do it this way. First and foremost, insurance companies pay us to remove old tar paper and if more than one layer is discovered and removed, the insurance will request photos showing the layers removed along with documentation to be submitted. The insurance companies have never refused to pay this on our claims.

By removing original tar paper, we have the ability to inspect your roof for any loose rotten or damaged plywood.

Is your roofing company using proper Hip/Ridge shingles?

  This is the #2 shortcut used by roofing contractors. Many contractors use architectural 30 year shingles on roofs, and then use inexpensive 20 year shingles, cut them into 3 pieces and use them on the Hips and Ridge on your roof.  They explain that your insurance did not pay for the Hip and Ridge shingles.

Hip and Ridge shingles should be installed by your contractor regardless of whether insurance pays. Hip/Ridge shingles are specifically made thicker to be used on the Hip and Ridge of roofs, not to mention your roof will cosmetically look amazing.

Why do you use Pro Armor underlayment instead of tar paper, and what makes it better?

Allow me to explain how we work with our customers. Step # 1 we strip your roof completely. We repair and replace rotten plywood and also re-nail  loose plywood at no cost to our customers. Following is the installation of roofing synthetic underlayment. As mentioned before we do not use the traditional tar paper. Tar paper is a tar/petroleum product. It absorbs and retains heat, which in turn will not allow your attic to cool down during the hot summer months. 4M Roofing installs top of the line architectural shingles and adds the finishing touches by painting all roof vents to color match your new roof.

Will you also inspect my roof for proper ventilation and add where necessary?

Absolutely. According to the experts, Ridge Vents are the best type of attic ventilation, but if you have a Hip Roof or very little linear feet of ridge, ridge vents cannot be used. 4M Roofing installs either 2- solar or 2- electrical attic fans at no charge to our customers. These attic fans have a temperature regulated thermostat that regulates the off and on mode keeping your attic cool. This will make your home more energy efficient.

We cover your roof with a 7 year labor warranty. If any part of your roof  leak or shingles are blown off we repair and replace missing shingles at no cost.

 When is payment due?

4M Roofing will not ask for any money up front. Our first payment is requested when we complete your roof. What about your deductible? We will speak in person about the deductible.
